Application and Leasing
To get started, you’ll need to provide a valid government-issued photo ID along with proof of income. This typically includes recent pay stubs, bank statements, or other documents that show your monthly earnings. If you’re unsure about what to submit, our leasing team is happy to guide you through the process.
To qualify, your monthly income should be at least 3.5 times the rent. We also run a standard credit and background check. A credit score of 550 or higher is required, and applicants should not have any outstanding balances with other apartment communities.
Our standard lease terms range from 14 to 18 months. Signing within this range allows you to take advantage of our current move-in specials.
Subleasing isn’t permitted at Birdsong. If your plans change during your lease, our team is here to help you explore other options.
Yes, renter’s insurance is required. You're welcome to use any provider you prefer, as long as your policy meets our community's coverage requirements. We also offer convenient options through Assurant if you'd like to keep everything simple.
When it’s time to renew, we’ll send a link directly to your Resident Portal where you can view your options and complete the renewal online. If you have any questions, our team is always here to help.
At this time, we do not offer affordable housing programs.
Move-In and Move-Out Support
Yes. A $60 application fee is required for each applicant, along with a $150 administrative fee. Security deposits vary by floor plan:
- $200 for a one-bedroom
- $300 for a two-bedroom
- $400 for a three-bedroom

Yes, our leasing team is here to support you every step of the way. We also offer credit screening support through Nova Credit to help make your move-in experience as smooth as possible.
You’re welcome to make your space feel like home with temporary decorations. We just ask that the apartment remains clean and well-maintained. If you plan to make any permanent changes, they’ll need to be restored to the original condition before move-out.
If you need to end your lease early, we require a 60-day written notice. An early termination fee equal to two months’ rent will apply, and any move-in concessions received will need to be repaid. If your situation changes, our team is here to help walk you through the next steps.

To start the move-out process, just contact the leasing office and complete a Notice to Vacate form. We ask for at least 60 days' notice so we can help ensure a smooth transition.
Security deposit refunds are typically processed and returned within 30 days after move-out. If you have any questions during that time, feel free to reach out to our team.
Fees and Payments
The security deposit is due at the time of application and varies by floor plan:
$200 for a one-bedroom
$300 for a two-bedroom
$400 for a three-bedroom

Utilities are not included in the base rent. However, a monthly package of $145.50 covers pest control, valet trash, maintenance, and high-speed internet through Spectrum. Water is included at no extra cost. Electricity is billed separately through CPS Energy, and you can set up service by calling 210-353-2222.
Spectrum Internet is included as part of your monthly service package, so there’s no need to set up a separate provider. Your connection will be ready to go when you move in.
Rent can be paid by money order, cashier’s check, or through BILT Rewards. If you have questions about payment methods or setting up your account, our team is happy to assist.
Yes. In addition to rent, there’s a monthly fee of $145.50 that covers internet, valet trash, pest control, maintenance, and water. This bundled fee helps take care of the essentials, so you don’t have to manage multiple utility bills.
Parking
Yes, open parking is available on a first-come, first-served basis at no extra cost. If you prefer a reserved spot, covered carports are available for $75 per month.
Overnight guests are welcome, but their vehicle must be registered through MyVIP Parking. This helps us keep the community secure and ensure parking is available for everyone.
Maintenance and Requests
Emergency maintenance requests are responded to within 2 hours. For standard work orders, our team will reach out within 2 hours to provide an estimated arrival time, and most issues are resolved within one business day.
Amenities and Facilities
There’s no dedicated bike storage, but you’re welcome to store your bike in your attached garage or private outdoor yard space.
Yes, all apartments come with 1G fiber internet provided by Spectrum, included as part of your monthly service package.
Standard mail and packages are delivered as usual, and we also offer Amazon Lockers for secure, convenient deliveries from all major carriers.
Apartments are not furnished, but we partner with Cort Furniture to offer convenient rental options if you need to furnish your space.
Community and Lifestyle
Yes! We host regular events to bring neighbors together, including weekly food trucks, monthly resident gatherings, and Saturday breakfast in the clubhouse. It’s a great way to connect and enjoy the community.
Yes, quiet hours are observed from 10 PM to 6 AM to help ensure a peaceful environment for all residents.

Birdsong is a non-smoking community. To maintain a healthy and comfortable environment for all residents, smoking is not permitted anywhere on the property.
